Kevin from Fort Worthology makes some good points in the Weekly’s newest article about the South Side Rising Again. He points out that there can sometimes be a struggle in the southside between commercial interests, and those of the locals. Certainly though all of this investment is a great thing for the South Side, it is the closest thing to Austin that we have in Fort Worth.
The South Side is truly a gem which has not been particularly developed to its fullest in my opinion. No doubt they certainly are trying with major efforts from Fort Worth South, Inc. The area has really realized some impressive gains in just the last few years.
I don’t see an incredible amount of conflict yet from the medical development. In fact, it is putting in some anchor business to revitalize the area. But I could see the South Side becoming Fort Worth’s own Greenville-esque area. And a good thing that would be. From new infrastructure on 7th, to the Trinity River Vision, The South Side may still be Fort Worth’s most overlooked area. The potential future upside is tremendous, but it would rely heavily on an ability to maintain the culture which has been established in the last few years.

If you ever needed a true indication of the local state of affairs within the realty market, here it is. Over the last year sales of existing homes have taken a fall by almost one quarter. 24% fewer homes are changing hands in the Fort Worth Real Estate market.
No doubt that this is quite an astonishing number, but even still our home values have not fallen quite as hard. It seems that we have only lost about 4% in average prices. So we can pretty well assume that there has been a backtrack of about one year in value gain. More expensive homes (over 1 million) have really taken a hit as their volume is down almost 50%.
So here’s something to really bring it all home. If you have effectively lost about 4 percent of your value this year, and you refinance, it may take a goof 5 years before you are really back on an equity building upswing.

Here’s an exceptionally interesting article on the housing bubble, and momentum behind it. Did you know that the NAR was the largest political action committee to donate in the 2008 elections. I never fully understood that this group had so much pull throughout the nation; pull which conveniently ties right into to the property-tax-heart of political revenue.

There’s a great new yogurt place on the western end of Camp Bowie, Berri Blue. Situated in an old TCBY location, the shop has a modern feel and some atypical toppings. I have to say that it is very good and probably the most healthy yogurt I have ever seen. I don’t think this contemporary health minded yogurt shop is a new concept to other area’s like Dallas, but it’s new here, and I have a feeling that it will go over very well.
Surprisingly, the owner tells me they have done zero marketing thus far, and yet business seems strong. They don’t even have a site up yet.
I would certainly check it out. Here’s a review.
